What is Pradhan Mantri Awas Yojana (PMAY) ?
Pradhan Mantri Awas Yojana (PMAY) is a Government Scheme backed by Credit Linked Subsidy Scheme (CLSS) which aims to provide affordable housing for all Indians by 2022. This mission has been implemented from June 2015. Pradhan Mantri Awas Yojana housing scheme is only available for Economically Weaker Section (EWS)/Lower Income Group (LIG) and Middle Income Group (MIG) individuals only. This scheme will provide interest subsidy on construction/extension/purchase/improvement of house is provided to the individuals. Thus, the scheme is to encourage individual and to promote sustainable and affordable housing for all.
Pradhan Mantri Awas Yojana (PMAY) Features/Benefits
- Interest Subsidy Benefit – Interest subsidy benefit for Pradhan Mantri Awas Yojana (PMAY) scheme can be availed up to ₹2.67 Lakh. The Interest subsidy benefit for housing loan is up to 6.5%. It will vary on basis income slabs.
- Longer Loan Repayment Tenure – With low repayment instalments individual can benefit longer loan repayment tenure up to 20 years.
- No Limit on Loan Amount – The scheme does not specify the limit on the loan amount. Thus, individual can take loan as per their need to repay in term loans.
- Additional Loans at Non-Subsidised Rate – Individual can get additional loans at non-subsidised rate but the lender will charge a normal processing fee.
- Benefits for Women/Senior Citizen/Minorities – Under this PMAY scheme women can get the benefit of home ownership or co-ownership for the property under EWS/LIG categories and optional for MIG categories. Senior Citizens, transgender, widows, disabled, salaried women can get the preference under this scheme by assuring home on ground floor for accommodation.
- Sustainable & Eco-Friendly Technology – The houses built under this PMAY scheme will be constructed using eco-friendly and sustainable technology. This will help to reduce environmental pollution with minimal damage around the construction.

Pradhan Mantri Awas Yojana Implementation
1. “In situ” Slum Redevelopment
- Using land as a resource
- With private participation
- Extra FSI/TDR/FAR if required to make projects financially viable
2. Affordable Housing through Credit Linked Subsidy
- Interest subvention subsidy for EWS and LIG for new house or incremental housing
- EWS: Annual Household Income Up to Rs.3 lakh and house sizes upto 30 sq.m
- LIG: Annual Household Income Between Rs.3-6 lakhs and house sizes upto 60 sq.m
3. Affordable Housing in Partnership
- With private sector or public sector including Parastatal agencies
- Central Assistance per EWS house in affordable housing projects where 35% of constructed houses are for EWS category
4. Subsidy for beneficiary-led individual house construction
- For individuals of EWS category requiring individual house
- State to prepare a separate project for such beneficiaries
- No isolated/ splintered beneficiary to be covered
Phases of Pradhan Mantri Awas Yojana (PMAY)
There will be 3 Phases for Pradhan Mantri Awas Yojana (PMAY) scheme as follows:
Phase 1 PMAY – Will be covering 100 cities in selected states and UTs from April 2015 to March 2017.
Phase 2 PMAY – Will be covering 200 additional cities from April 2017 to March 2019.
Phase 3 PMAY – Will be covering remaining cities from April 2019 to March 2022.

Pradhan Mantri Awas Yojana (Urban) or PMAY (U) launched in 2015 is a scheme by Central Government of India with the mission to provide affordable housing for all income groups in urban areas between years 2015 to 2022.

How to Check Pradhan Mantri Awas Yojana (PMAY) Urban List?
Step 1 – To check if the individual is selected, you have to visit the PMAY official website – https://pmaymis.gov.in/
Step 2 – You need to select “Search by Name” option from the menu of “Search Beneficiary”.
Step 3 – You need to enter Aadhaar number and click on “Show” button to proceed.
Step 4 – PMAY list with results will appear and individual has to find in with their name.
Pradhan Mantri Awas Yojana – Gramin (PMAY-G)
Pradhan Mantri Awas Yojana (Gramin) or PMAY (G) launched in 2015 is the communal welfare scheme by the Central Government of India with the mission to provide ‘pucca housing’ with some basic amenities for those who are living in ‘kutcha housing’ in parts of rural areas of India, by the year 2022.

Applicants applied for PMAY-Gramin (Rural) Scheme would have received a registration number when his/her application is accepted. To search follow these steps:
Step 1 – You have to visit PMAY Gramin official website https://rhreporting.nic.in/netiay/Benificiary.aspx
Step 2 – Enter the registration number provided.
Step 3 – If applicant details is on the list, they can further check the details.
Without Registration Number
If the applicant does not have any access to his/her registration number or lost can check without registration number as follows.
Step 1 – You have to visit PMAY Gramin official website https://rhreporting.nic.in/netiay/Benificiary.aspx
Step 2 – Click on “Advanced Search” button to proceed.
Step 3 – Enter in the details required in the form and click “Submit” to proceed.
Step 4 – If individual details is on the list, they can further check the details
Eligibility Criteria for Pradhan Mantri Awas Yojana (PMAY)
- The beneficiary must have defined annual household income which must fall under any one of the 4 income categories.
- The beneficiary family should not own a pucca house in either his/her name or in any other family member name in any part of India.
- For married couple, single subsidy can be availed either of the spouse or both together in joint ownership providing they meet the income eligibility.
- The beneficiary family should not have availed any other housing scheme or under PMAY scheme.
- Aadhar is required and mandatory falling under MIG category.

Steps to Register/Apply for PMAY Scheme
- Visit the official government website of PMAY.
- You have to next click on the “Citizen Assessment” option under menu tab.
- You have to enter your Aadhaar Number in the provided column.
- After submission of Aadhaar Number, user will be redirected to application page.
- Enter all the required details with personal, income, bank account and other necessary details.
- You have to click on “Save” option where after you will find a unique application number.
- Next, you have to the download the filled in application form.
- The individual finally can submit the details along with required documents at his/her nearest financial lending institutions/ CSC office.

Applicant’s loan eligibility will be assessed on his/her internal guidelines and processes from the lending institution. Individual needs to submit Payslip, Form 16, Bank Statement of Salary Credit, ITR for eligibility assessment.
What is the maximum tenure of year on loan for PMAY?
